Toilet Leaking at the Base? Don't Wait on It
Water around the base usually means the wax seal under the toilet has failed. Every flush pushes a little water out under the toilet and into the floor.
What to do now:
- Stop using that toilet if you can.
- Turn off the shutoff valve behind the toilet (turn it clockwise).
- Wipe the floor dry, then watch where water shows up after the next flush. If it appears at the base, it is the seal. If it's dripping from the tank or supply line, it is a different, easier fix.
Why it matters: a slow leak at the base soaks into the subfloor. A wax ring reset is a small job. Rotted subfloor around the flange is a much bigger one. A toilet that rocks, even without visible water, is already breaking the seal.
What we do: pull the toilet, check the flange and the floor around it, repair the flange if it is cracked, set the toilet on a new seal, tighten it down, and test it.
Toilet Gurgling or Several Toilets Won't Flush? It May Be the Main Line
One clogged toilet is usually a clog in that toilet. But watch for these signs:
- Two or more toilets won't flush or flush slowly at the same time
- The toilet gurgles or bubbles when you run a sink, shower, or washer
- Water rises in the tub or shower when the toilet is flushed
- The toilet keeps clogging no matter how many times it is cleared
These point to a blockage in the main sewer line, not the toilet. Plunging won't help, and it can push water up into another drain. Stop flushing and call. We clear the line and run a camera if it keeps coming back. See our sewer line repair page for more on main line problems.
Roots are a common cause. If a past plumber pulled roots out of your toilet line, the roots are getting in through the sewer line, and they will grow back until that line is repaired.
Running Toilet and Fill Valve Repair
A running toilet is the most common toilet repair. It can waste around 200 gallons a day, which shows up on the water bill fast.
Runs all the time
Usually the fill valve or float. The tank overfills and water spills into the overflow tube.
Refills on its own every so often
The flapper is leaking water from the tank into the bowl. Hard water wears rubber flappers out faster.
Slow to refill
A worn fill valve or a supply line or shutoff partly clogged with mineral buildup.
Started the repair yourself and got stuck? It happens a lot. Fill valves that won't come off, corroded tank bolts, a nut that won't turn, or the new part doesn't fit. Call us. We finish the job without breaking the tank.

Toilet Repair FAQs
The flapper is letting water leak from the tank into the bowl. When the tank level drops, the fill valve refills it. A new flapper usually fixes it.
Bubbling or gurgling usually means air is being pushed back through a blocked drain or main line. If it happens when other fixtures drain, the main line is likely partly blocked. Our drain cleaning team can clear it same day.
Yes. A rocking toilet has already loosened or broken its seal. It is a short step from rocking to leaking into the subfloor.
Usually yes. An elongated bowl adds about two inches of length. We check the clearance to the door, vanity, and wall before you buy.
Most toilet swaps take about one to two hours, including removing the old one. A damaged flange or floor adds time.

The water keeps cycling because the flapper is not seating, the fill valve is worn, or the float is set wrong. A running toilet wastes 200 gallons a day — around $70 a month on your water bill. Most are a 30-minute fix.
A toilet that moves or shows water around the base has a failed wax ring. Left alone, that moisture rots the subfloor. We reset the toilet on a new wax ring and check the floor beneath before we leave.
One clog is bad luck. A toilet that keeps blocking has a partial obstruction deeper in the drain line, a low-flow model that does not have the flush power for the line length, or a deteriorating drain line in an older home. We find the actual cause instead of just snaking it again.
Usually a worn fill valve or a supply line with mineral buildup. In Orange County, hard water deposits inside the valve body are the most common cause of slow tank fill in homes over 10 years old.
Called "phantom flushing" — the tank slowly leaks water into the bowl until the float drops low enough to trigger a refill. Almost always a deteriorated flapper. Takes 20 minutes to replace.
A hairline crack in the tank typically causes a slow drip. A cracked bowl means the toilet needs to be replaced — there is no repair for a cracked porcelain bowl. We carry standard replacement units on the truck.

Toilet Installation — New Build, Replacement, or Upgrade
We install toilets for any reason: the old one is past its life, you are upgrading to a water-efficient model, you are remodeling a bathroom, or you are adding a toilet to a new space.
Replacing an Existing Toilet
We remove the old unit, inspect the flange and subfloor for any damage or rot, set the new toilet on a fresh wax ring, connect the supply line, and test it. If the flange is damaged from the previous toilet, we repair it before installation so the new unit seats correctly.
New Toilet Installation
Where a drain rough-in and water supply already exist — a remodel, an added bathroom — we connect and install the toilet to the existing plumbing. We verify the rough-in distance before you purchase a unit so you buy the right size.
Upgrade to Water-Efficient Model
A toilet manufactured before 1992 uses 3.5 to 7 gallons per flush. A current WaterSense-certified model uses 1.28 gallons per flush. For a household of four, that is a meaningful difference on every water bill. We can recommend models that work well in OC water conditions and carry several on the truck.
Comfort Height and ADA-Accessible Toilets
Comfort height models (17 to 19 inches vs. the standard 15) are easier on the knees and back for most adults. We install these as straight swaps — no additional plumbing work required in most cases.
Should You Repair or Replace?
Here is the honest answer for most situations.
-
✓
Repair makes sense when
The toilet is under 15 years old, the issue is a mechanical component (flapper, fill valve, flush valve, supply line), and the porcelain is intact. Parts cost $20 to $80. Labor is one hour or less. You keep a working toilet for another 10 to 15 years.

✓
Replacement makes sense when
The toilet is over 15 years old and having repeated issues, it is a pre-1992 model wasting 3.5 to 7 gallons per flush, the porcelain is cracked, the flange or subfloor beneath is damaged and needs to come up anyway, or you are remodeling and want a unit that matches. A new toilet installed runs $300 to $600 for a standard model including labor — not much more than repeated repair calls on an old unit.
We tell you which situation you are in after we look at it, not before. And we give you the number either way before we start. OC Plumbing Pros never recommends a replacement just to run up the ticket.

Questions People Ask About Toilet Repair
That is the flapper leaking. Water slowly seeps from the tank into the bowl until the tank level drops low enough to trigger the fill valve. The fill valve runs, the tank refills, and the cycle starts again. You may only notice it at night when the house is quiet. A standard flapper replacement takes 20 minutes and costs $100 to $150 including labor. In Orange County, hard water deteriorates rubber flappers faster than in soft-water areas — if yours is original to the toilet and the toilet is more than 8 to 10 years old, replace it as maintenance before it starts causing the symptom.
Single clogs clear. A toilet that blocks repeatedly has a different problem. The three most common causes in Orange County homes are: a partial obstruction that clearing just punches through temporarily; a low-flow model from the late 1990s or early 2000s that lacks the flush power for your drain line length or configuration; or deteriorating drain pipe in an older home that has roughened walls and catches material. We look at all three when a toilet is clogging more than once a month.
A continuously running toilet never stops — you hear it cycling all the time. A phantom flush is intermittent — the toilet refills on its own every 30 to 60 minutes without anyone flushing it. Both waste water. A continuous run is usually the fill valve or float. A phantom flush is almost always the flapper. Either way it is a fast repair.
A straightforward swap — old toilet out, new toilet in — takes 60 to 90 minutes. That includes removing the old unit, inspecting the flange, setting the new toilet on a fresh wax ring, connecting the supply line, and testing the flush. If the flange is damaged and needs repair, add another 30 to 60 minutes. We tell you the full scope after we look at the existing setup.
Yes. A toilet that rocks is moving on a failing or broken wax ring. The seal is already compromised. It is only a matter of time before water starts leaking around the base with every flush. That moisture soaks into the subfloor. What is a $150 to $250 wax ring reset becomes a $500 to $2,000 subfloor repair if the leak goes on for months. Fix the wobble now.
